Agenda includes discussions on:
• Prime Construction Contracts - Details about types of contracts including single and separate contracts, design construct concept, speculative building, design construct, negotiated contracts, general conditions construction and construction by force account are covered. Line of action bid process from owner through subcontractors for project completion is presented.
• Types of Estimating and Bidding including lump sum, unit price, and approximate estimates.
• Construction Contracts Characteristics - This portion of the seminar addresses award of contracts; bond requirements; letters of intent; roles of primes, subcontractors and suppliers; contract agreement types; contract time covering liquidated damages and why extension of contract times are generated; payment procedures and retention of funds; and warranty period.
• The Bid Process - Every aspect of the bid process is covered! Including, but not limited to qualification of bidders, plan deposits, obtaining plans and specs, the affect of addenda, why visit a job site, what’s included in a takeoff and bid, and bid submission as a subcontractor. Discussion about additives, substitutions and alternates is included. The importance of bid ethics, technicalities, acceptance period, bid withdrawal and rejection of bids will finalized this portion of the seminar.
